Vendor Statement

Professional Vendor’s Statement For Property Transactions

Going from one inspection to another can be exhausting enough. But when you finally find your dream property it’s easy to get lost in the excitement of making a purchase. Before a sale can even be finalised there are a lot of required legal documents to complete.

One of the many legal documents required to complete a purchase of real estate is a Vendors Statement (Section 32). The Vendors Statement outlines vital information about the property such as:

The vendor’s statement outlines vital information about the property such as:

  • Property title details
  • The vendor’s details
  • Any building permits issued in the past seven years
  • Mortgages
  • Improvements
  • Easements
  • Planning controls (zoning)
  • Outgoings (rates and taxes)
  • If there’s access to the property by road
  • Services connected to the property
  • Declaration if located in a bushfire-prone area
  • Notices or orders issued by authorities regarding fencing, road-widening, sewerage etc
  • Discloses if the vendor is the one who completed the building works and inspection, listing any defects of the property

A Vendors Statement is a required document provided by the seller of a property under Section 32 of the Sale of Land Act 1962. Section 32 states that the vendor is required to provide certain information to the buyer before a contract of sale is signed. Without the statement, the buyer may have the right to leave the Contract of Sale.
